Dirt and organic matter can buildup on the roof promoting the growth of mold, fungus, moss, and lichen which can damage roofing material and lower the life expectancy of the structure.

• Root Penetration: Rhizoids (roots) burrow into porous tiles and asphalt shingles to anchor themselves, which loosens protective granules or chips away at the material.

• Moisture Trapping: Lichen holds stagnant water directly against the roof surface. In freezing Kansas City winter temperatures, this trapped water expands, leading to severe frost cracking, warping, or tile separation.

• Chemical Erosion: Lichen secretes mild acids as it grows, chemically breaking down the protective layers of concrete, clay, or asphalt.

• Insurance Risks: Many insurance providers view untreated, widespread biological growth as a structural hazard that can lead to dropped coverage or premium increases.

Soft washing is a low pressure wash often utilizing a light soap and/or chemical mixture to clean areas that would otherwise be damaged from high pressure cleaning.

Soft wash is typically performed on but not limited to houses and roofs as not to damage the siding, peel paint, remove protective granules.
